The Rise of Branded Renting in Romania

For a long time, renting an apartment in Romania usually meant renting directly from an individual owner.

That can work perfectly well. But it can also mean that the experience depends heavily on the particular landlord: how quickly they respond when something goes wrong, how the apartment has been furnished, how maintenance is handled and how straightforward the relationship is throughout the tenancy.

Increasingly, there is another option.

A growing number of professional residential companies are offering homes specifically with renters in mind. Some own entire rental buildings, others operate larger portfolios across different developments, and some combine residential living with extensive amenities and services.

The models differ, but the principle is similar: renting becomes a professionally managed service rather than simply a transaction with an individual property owner.

What is professional or branded renting?

The concept is already well established in many international cities, often under the name Build-to-Rent (BTR). In Romania, the institutional rental market remains relatively young, but professionally managed rental projects are becoming increasingly visible, particularly in Bucharest.

The advantages for tenants are fairly intuitive.

There is an established company behind the lease. Maintenance and property management are handled professionally. Apartments tend to be prepared to a consistent standard. Processes are clearer. And, depending on the operator, tenants may have access to services and benefits that an individual landlord would find difficult to provide.

Most importantly, the relationship does not end when the lease is signed. A professional residential operator has a reputation and a long-term business to protect, giving it a strong incentive to make sure residents remain happy in their homes.

So, who is doing it in Romania?

We Rent Communities – the Build-to-Rent pioneer

We Rent Communities has one of the strongest claims to being the pioneer of modern Build-to-Rent in Romania.

Its first Vitan Estates development opened in 2016 and was created specifically for rental. The portfolio has since expanded through further Vitan Estates phases and Park View Tineretului, taking the company to more than 450 rental apartments.

Its defining characteristic is the community model: rather than individual apartments scattered around the city, We Rent develops professionally managed rental communities.

For tenants who like the idea of living in a building designed around renting from the outset, rather than simply renting an apartment that happens to be available, it is a compelling proposition.

AFI Home North – institutional renting in Bucharest's business district

AFI Home North represents another important step in the development of Romania's professional rental market.

Developed by AFI, the project's first 80 furnished rental apartments were delivered in 2025, with a further 164 apartments forming its second building. Its location on Dimitrie Pompeiu Boulevard puts it particularly close to Bucharest's northern business districts, the Pipera and Aurel Vlaicu metro stations and Promenada Mall.

Its distinguishing feature is perhaps the combination of institutional ownership, new-build apartments and location.

For professionals who work in northern Bucharest and want a modern furnished home managed by a large established property company, AFI Home North brings a very recognisable international Build-to-Rent model to the city.

Stejarii – residential renting as a luxury lifestyle

At the other end of the spectrum is Stejarii, developed by Țiriac Imobiliare.

Stejarii is less about simply providing an apartment and more about creating an entire premium residential environment. Its rental-only apartments sit alongside the Băneasa forest, with privacy, security and integrated premium services forming a major part of the proposition.

The scale of the homes also differentiates it. Stejarii Residential Club includes apartments, duplexes and penthouses, while the wider Stejarii offering extends into exceptionally large luxury residences.

For someone looking for space, exclusivity, greenery and a highly serviced residential lifestyle, Stejarii occupies a distinctive position in the Bucharest rental market.

Serenity – flexibility across the city

Serenity takes a somewhat different approach.

Rather than concentrating hundreds of apartments within one purpose-built rental development, Serenity owns and operates a carefully selected portfolio of apartments within some of Bucharest's leading residential projects.

That means residents can combine the advantages of living in established developments in different parts of the city with the consistency and service of renting from one professional residential brand.

Each apartment is selected individually, with attention paid to the development, location, orientation, views and the qualities of the particular unit. Serenity is then closely involved in furnishing and fitting out the homes before they enter the rental portfolio.

The other defining characteristic is flexibility.

Serenity residents can move between apartments within the portfolio during their lease. New tenants have a two-week trial period to make sure their apartment is right for them. Homes are move-in ready, while furniture can be swapped or stored if residents want to bring some of their own pieces. Utilities can also be consolidated into one monthly bill.

Residents are encouraged to make the apartment feel like home too — including personalising their space — rather than treating it as somewhere they are merely passing through.

The idea behind it is simple: when you rent well, you live well.

Different models, one important change

We Rent Communities, AFI Home North, Stejarii and Serenity are not identical products — and that is precisely what makes the development of this sector interesting.

We Rent has pioneered purpose-built rental communities. AFI brings the scale and structure of a major institutional property group. Stejarii offers an exceptionally high-end, amenity-led lifestyle. Serenity focuses on design, flexibility, service and a portfolio of homes across different established developments.

Together, they demonstrate that renting in Romania no longer has to mean choosing whichever privately owned apartment happens to appear on a property portal.

There is now a growing alternative: choosing not only the apartment you want to rent, but the company you want to rent it from.

And that may ultimately be one of the biggest changes professional residential brands bring to the market.

When the landlord is a brand, the quality of your experience matters to its reputation. Good maintenance, clear communication, reliable service and well-prepared homes stop being optional extras. They become part of the product.

For renters, that means more choice — and a welcome new standard for renting in Romania.
